DESCRIPTION:
The site is irregularly shaped, narrowing to the North and bounded by the A96 and the Club’s private access road. At the South end, the site is generally level and mainly laid to grass which then slopes steeply down towards the A96. The remainder of the site is planted out in a mixture of trees and shrubs, providing a screen from the roads on either side. The indicative annexed plan, of the maximum ground which may be available, shows a total site area extending to approximately 2.0 ha (5.0 acres) with a useable developable area of around 1.2 ha (3.0 acres). FACTORS WHICH WILL INFLUENCE THE CLUB’S DECISION
1. Proposed Length of Option Period during which the land would be committed to a preferred Developer.
2. Clarification of the Developer’s proposals for promotion of the grant of suitable Planning.
3. Details of the proposed development including the number, size and type of houses to be erected.

CONDITIONS OF SALE
1. Any sale contract will be subject to the approval of a General Meeting of Inverurie Golf Club. 2. Prior to settlement of the transaction, Inverurie Golf Club will require to be satisfied with the intended use of the land including the number, size and type of houses to be erected. The Club will also be keen to minimise any adverse affects to the amenity of the area around the first tee of the golf course which is located at the South-Western corner of the ground for sale
3. Inverurie Golf Club will retain ownership of the existing access road and will grant a right of vehicular access for a specified maximum number of houses. It is intended that the Club’s private road leading up to the new access to the site will require to be upgraded to an adoptable standard at the Developer’s expense. The Club will want to retain ownership of a strip of ground lying immediately between the Club’s access road and the ground being sold.

TRAVEL DIRECTIONS:
From Aberdeen take the A96 northwards to Inverurie. Continue along the Inverurie bypass thereafter turning right at the roundabout. At the next roundabout at Morrisons Supermarket turn right ( taking the third exit ), then right again. Follow the private road up to the Golf Club Car Park and the site is located to the left.
