  • The first step would be to obtain a free valuation from our property team. They will then provide you with a full estimate of costs for our full estate agency service. Professional photographs and a Home Report would then be instructed. Our team will discuss and agree with you a proposed marketing strategy and will arrange to list your property for sale on the Aberdeen Solicitors Property Centre (ASPC) portal.

  • A Home Report is a document which every seller of a residential property is required to obtain prior to putting the property onto the market for sale. The Home Report is split into three parts, a single survey, a property questionnaire and an energy performance report.

  • Our property team will discuss and negotiate the offer on your behalf in line with your instructions. Once the offer is agreed, you will be passed onto our experienced conveyancing team who will obtain your instructions on the offer.

  • The home report will identify to you any potential issues which may impact on the sale or marketability of your home. Generally speaking, any section given a ‘Category 2’ recommendation will be unlikely to have any adverse effect on the value of your home. Category 2 recommendations are likely to appear on older properties, or those which have not been renovated for a considerable period. Regular maintenance and upkeep can ensure your property looks at its best, to the extent that it will more likely obtain a ‘Category 1’ recommendation.

    Any sections of the home report given a ‘Category 3’ classification can, to an extent, have an impact on the marketability of a property, even if it does not affect the overall home report value. It is advised that specialist quotations are sought prior to marketing, as this information will likely be requested by an interested party’s solicitor.

    General advice would be that you should declutter, make touch up decoration repairs if necessary and look out copies of any building works guarantees or product warranties which may be of use to the buyer.
